The Person Behind HomeByJanna

I started this site to make home warranty plans easier to read, one appliance and one system at a time.

My story

Why I Started Explaining Warranties

One winter my own furnace quit on a weeknight. I remember holding a plan booklet in one hand and a flashlight in the other, trying to work out whether the blower motor was named anywhere. The answer was in there, just buried under wording that seemed written for someone else.

That night stayed with me, and HomeByJanna grew out of it. Here I take the plan language homeowners run into and turn it into plain notes you can lean on when a dishwasher floods or a water heater goes cold.

I am not a repair shop and I do not send out technicians. My job is to help you understand what a plan may cover, what it tends to leave out, and what to have ready before you send a request.

Promises I Keep on Every Page

These shape how I write, what I leave in, and what I refuse to gloss over.

Plain Words First

If a sentence needs a dictionary, I rewrite it. Terms like service fee or preexisting condition get a short, honest explanation right where you run into them.

Honest About the Gaps

Every plan leaves something out. I point to those limits as clearly as I point to the covered parts, so nothing catches you off guard later on.

Your Home, Not a Template

A condo with a stacked laundry closet needs different notes than a farmhouse with a well pump. I try to write for the house you actually live in.

No Pressure, Ever

Reading here never commits you to anything. Take what helps, skip what does not, and come back whenever a new noise starts up in the basement.

How it works

From Plan List to Finished Repair

Four plain steps, so you know what to expect.

01

Browse a Plan

Go through the systems and appliances a plan names, with your own home in mind.

02

Spot the Gaps

Each plan leaves a few things out, like storm damage. Spotting those gaps helps.

03

Send a Request

When a covered item fails from normal use, send a request with a short summary.

04

Get Matched

A local technician gets matched to you. Repair or replace depends on your plan.

Who I help

Homeowners at Every Stage of the House

First Time Buyers

You just got the keys and the appliances came with the house. I help you sort out what a plan could pick up when the old dryer finally gives up.

Busy Families

Laundry runs daily and the fridge never gets a break. I help you see which everyday workhorses a plan tends to name.

Longtime Owners

The furnace has history and the water heater has quirks. I explain how plans look at older equipment that still runs fine.

Home Sellers

Some sellers add a plan to a listing to ease a buyer's mind. I explain what that coverage usually includes so the offer reads clearly.
